Notes for Buyers' Agents and Title Companies

 

Signage

·       No signage can be placed on the property.

·       An exception is made for the day of an Open House, when a sign may be placed temporarily on the property for that day only.


Estoppel

·       Fee - $150.00 

·       To request estoppel forms or current homeowner account ledger/financials, email the Treasurer at  [email protected]

Community Insurance Documentation

·       Email the treasurer at [email protected]. 

Mandatory Pre-Closing Orientation

·       Although there is no application or approval process, prospective buyers must meet with the Board of Directors for an Orientation prior to closing.  This meeting is to discuss our Declarations, By Laws, and Architectural Rules and to answer any questions they may have about the Association.  A copy of the documents should have been given to them by the seller but they can be found on our website www.patiosinthepark.com

·       The Board meets the second Wednesday of each month, except for April, at 7:00 PM via Zoom. Please contact the secretary for the link to the meeting.  The Orientation takes approximately 30 minutes and will be the first item on the agenda.

·       At the Orientation, we will be collecting contact information from the buyer including a current phone number and email address.

Pool and Tennis Court Key

·       Every Homeowner has been given a Medeco key to the pool and tennis courts.  The current key must be given to the buyer.  If the seller does not have the key, they must purchase a new key for $150.00.  This key cannot be duplicated.  Only one key per household. 


Renting or Leasing by Homeowners in Patios

·       Please let the buyer know that the homeowner must personally live in the home for a period of 12 months before they can rent or lease it out.  Rentals and leases must be for a minimum of 12 months duration. 

 

Parking

·       Please let the buyer know that guest parking is very limited in the neighborhood.  The number of automobiles regularly on the property must not exceed what can be housed in the garage, driveway and, if added, a parking pad.  Guest parking spaces are not for use by homeowners on a regular basis.  If the property does not currently have a parking pad, we can discuss the process for installing one. 

 

After Closing

·       In addition to the paperwork you are required to provide to us after closing on this property, please include the following: 

           -A copy of the Warranty Deed 
           -A copy of the Declarations Page of the Homeowners Insurance Policy
           -Valid email address
           -Valid phone number 
           -A list of all persons who will be living at the property
