SUMMARY OF RENTERS’ RULES AND REGULATIONS

Welcome to our community! We are happy to have a new neighbor to share our charming neighborhood. The Homeowners Association Board is a proactive group of residents who care about our neighborhood and work diligently to maintain the integrity of our homes.

If you have a question or concern and are not able to reach your landlord for an answer or information, please call the Association hot-line 954-587-1559 to assist you with this matter. You will need to leave your name, phone number and time of your call; someone will get back with you promptly. 

Please read the following rules and regulations to better assist you in your transitional move to our community.

Yard Maintenance

Your Homeowner is responsible for maintaining the grass, ground cover, hedges, shrubs, trees and the sprinkler system on their own property.

  • The Association is responsible for the mowing and fertilization of all grass within the complex.
  • The Association is responsible for the trimming of hedges and shrubs ONLY in the common areas.
  • Follow county water management guidelines: twice weekly watering of lawns.

Trash Pickup

  • All household trash, other than recycling (glass, newspapers, cans, etc.), must be placed in a city-required blue trash bag.
  • No black bags should be used for trash pickup. Black bags will not be picked up.
  • Blue bags, along with city-required recycle bags, can be purchased at local supermarkets, such as Publix, Winn-Dixie.
  • Trash pickup for blue bags is every Tuesday and Friday.
  • Tree/shrub trimmings (tied together in 4 ft. length bundles) will only be picked up when a blue trash bag is present.
  • Recyclables and newspapers are picked up only on Fridays. As an alternative, a brown paper bag is acceptable for newspapers.
  • One Saturday each month, yard waste in clear bags and other bulk items are picked up (see Plantation Quarterly for schedule).
  • Because of wildlife, domestic pets and weather, trash should not be placed at the curb earlier than 24 hours before pickup.

 Parking Vehicles

  • The guest parking is not intended as a storage place for a resident’s vehicle.
  • Parking on lawns, parking across sidewalks, and parking overnight on the street from 11 P.M. to 7 A.M. are NOT permitted and may be subject to towing at car-owner’s expense.
  • No inoperable or unregistered motor vehicle shall be permitted to remain upon any area, other than inside a garage, for more than one week.
  • A vehicle that has been parked in a guest parking spot, and not moved for a period of 15 days, will be towed at car-owner’s expense.
  • Guest parking spaces are available throughout the community.
  • No commercial vehicles, boats, recreational vehicles, trailers or campers may be parked overnight, except in a closed garage.

The Association Pool

  • Please be respectful of our pool area by following the rules, leaving chairs, lounges and the area clean.
  • Children younger than 18 years of age are NOT PERMITTED in the pool area unless accompanied by a resident of at least 18 years of age.
  • Homeowners are responsible for giving a key to the pool area to the renter.
  • Pool hours are from sunrise to sunset.
  • No lifeguard is on duty.
  • No diving permitted.
  • No pets, glass, smoking, alcohol, food or beverage allowed around pool area.
  • Be courteous – shower before entering pool (to remove all lotions, oils, etc.)

Home Improvements

  • Any and all structural or architectural changes to the exterior of the home must be submitted to the board for approval by your homeowner.
  • All replacement fences, garage doors, windows, or new entry doors must be approved.

General Reminders

  • No clotheslines, other than portable and collapsible or retractable types are allowed. These types must be placed in the rear of the lot, and removed when not in use. 
  • Curb and leash your pets. Pick up waste matter and dispose of properly.
  • No signs are to be displayed on the property. 
  • All garage doors shall be functional and remain closed when not in use.
  • Our roads are privately owned but are now patrolled the Plantation Police department. Should you see anyone speeding, driving recklessly, or otherwise endangering our residents, please call the Plantation Police department non-emergency number – 954 797 2100.
